Buyer Inspections

Buying a home is usually the largest investment a person will make in his or her lifetime. Typically, the process can be stressful for both the buyer and the seller. Often a sale will be made or broken based on the Home Inspectionreport of the home inspector. We offer comprehensive home inspections and detailed electronic reports with photographs of all findings. This will provide peace of mind for both the buyer and the seller. Since timing is often a major factor in closing a home sale, we strive to provide these services at flexible times and as quickly as possible. Our reports are emailed within 24 hours, and most are available the same day. It is our mission to make sure our client, the home buyer, is completely comfortable with the condition of the home. We go well beyond the state required standards of practice to inspect and explain all electrical, mechanical, and structural components of the home. The client’s knowledge and satisfaction is our goal!

Seller Inspections

Advantages of having your home inspected before it goes on the market:

* Seller certified inspected homes sell faster than non inspected homes.

* The seller can schedule the inspection at their convenience and may assist with the inspection if they so desire.

* The inspection may alert the seller to areas of immediate concern (such as radon gas, termite infestation, or carbon monoxide) which should be addressed before agents and visitors tour the home. Home Inspection

* The report can help the seller realistically adjust the asking price for the home.

* The inspection will alert the seller to problems before a pending sale, giving the seller time to make repairs and help the home show better.

* The report offers a third-party, unbiased inspection to offer potential buyers.

* A Seller Certified Inspection will help alleviate doubt in the purchase of the property, help ease the negotiation process, and help prevent failure to close on the property due to last minute inspection findings.

Maintenance Inspections

Don’t let costly repairs catch you off guard!

Home Inspection
Most costly repairs can be greatly reduced if detected early. Annual maintenance inspections target the areas where moisture intrusion and insect activity can continue undetected for log periods of time. These inspections are performed for $200 and you will receive a written report of your home's condition. These reports are a great asset if you decide to sell your home in the future. Have your home inspected to find the issues before they become a major expense.

FLIR Image

With the use of infrared thermal imaging hidden defects can be seen.

First time home buyers can use all the help they can get in the buying process. Infrared thermal imaging cameras spot small, but key changes in temperature which can help identify problem areas that the naked eye cannot see.

Moisture is a big issue that can be revealed during these inspections. Moisture caused by plumbing leaks inside walls and roof leaks can lead to mold and decay. Several other issues can be revealed including electrical problems, heat and energy loss, missing insulation, and ventilation problems.
